Many real estate transactions require either a survey of the property, or in the alternative, obtain a suitable policy of Title Insurance that covers both the lender and the owner. Even if you are not getting financing to purchase your home, it is highly advisable to obtain an Owner’s Title Insurance Policy. Title Insurance does not replace the need for a survey; however, lenders are prepared to accept Title Insurance if no survey is available. Some lenders require Title Insurance even if a survey is available.
